I bet you know more people upset at earning 0.1% right now than you think.Partnering with someone that has cash but no interest or knowledge in real estate might also be an option.If you can purchase a portfolio of properties at once (yes, it happens) it will likely find be easier to find a lender willing to fund these long term, than if you buy one SFR at a time.

So, not sure we can assume appreciation getting equity..... eventually....You can justify the buy as an earning asset, cash flow without ever having any equity, plus on the income statement, downside on the balance sheet, would that cause any restrictions on future loans....it could.

I should earn approximately $7k-8k in net profit annually by doing this.Either way I will eventually end up buying an investment property in a more affordable area but I do not know if I am selling the condo prematurely.
