Glad to find another new doc so fresh in the journey :) Multifamily and student rentals are definitely are in my top interests as well.

They tend not to show as well as when they're vacant and all freshly painted and cleaned. 

A coffee maker/fresh towels at the beginning of a stay doesn't sound "substantial" to me, but then again, I'm not an IRS agent...

@Steve S. we have all of our tenants in a quarterly AC filter service that gets delivered to their door with our logo and the date.

Asking questions on the sponsor’s track record and background in real estate is paramount to ensuring what is presented is delivered.
