Do you use annual air filters or expect tenants to change them?

I’ve been looking into going to annual ac filters and just replacing as the lease expires.

Thoughts or best practices?

@Steve S. We do quarterly filter changes at each property; we purchase the filters and do this as a service to our owners. We also do this to give us a more frequent excuse to do a quick incognito inspection of the property.

They are required to purchase them. Inspections let you know if they are changing them or not. The air handler coils should stay clean from regular changing of the filter.

I require the tenants to change filter every 30 days.

@Steve S. We do the same thing @Julie Hartman mentioned. We change the air filters and spray for bugs ourselves every 3 months. This gives us an excuse to come into the unit and make a quick inspection at the same time.

I have 10 properties and 3 or 4 tenants suck at changing them out. Like never change them out. Not sure if it’s the cost of buying new ones or they’re just lazy. So I buy them and drop off 6 filters at a time for those tenants. The others are great and I’ve never had a problem.

@Steve S. we write on the date of the install of the new air filters on the side of them. It is amazing that annual inspections they are still in there and they get charged to replace them, as well as, move out per the terms of the lease agreement. its amazing with all the COVID paranoia and tenants won't replace their air filters. That dog don't hunt here in Texas anyway with all the allergens in the air.

@Steve S. we have all of our tenants in a quarterly AC filter service that gets delivered to their door with our logo and the date. Now if you can’t do a service, I used to out 12 in the AC closet and video tape or take a time and date stamp photo that the filters were provided. If for some reason something happens like, could dirty etc... they get the bill
