Does anyone have a Colorado law reference that details the landlord's financial liabilities if a rental property becomes uninhabitable due to something outside of the normal Landlord or tenant's control (i.e. natural or human caused disaster, system failure like sewer or city water breaks etc.?).

But I also hear what you're saying and of course you can legally go to your property if you want, as long as tenants are given proper notice as required by your state laws (0 hrs notice required for owners here in CO, which is helpful but I still usually try to give 24 when I can to be respectful).
