Does anyone have a Colorado law reference that details the landlord's financial liabilities if a rental property becomes uninhabitable due to something outside of the normal Landlord or tenant's control (i.e. natural or human caused  disaster, system failure like sewer or city water breaks etc.?).

My goal is to purchase a Duplex in CO., IL., and or WI as early as March of 2023.

As a beginner, you can learn a lot from your uncle with a few rentals in another state or a co-worker that's on their second house hack.

Right now our focus is learning the wholesale side of the business and possibly co-wholesaling with an experienced investor.

But I also hear what you're saying and of course you can legally go to your property if you want, as long as tenants are given proper notice as required by your state laws (0 hrs notice required for owners here in CO, which is helpful but I still usually try to give 24 when I can to be respectful).
