If it’s multiple LLc’s then you should have a management agreement with the PM for each LLC and they should treat them as separate entities (and not issue one check).If they are under one LLC then it’s an accounting process for you where you should have each one as a class and reconcile each month to put the $ into each class code.

So, you can't remove bad addresses from your mailing list.If you do small mailers (1,000 - 2,000 pieces) using 1st class postage, it goes out immediately and you get un-deliverables back.

I’m speaking to an attorney now to try to see if we can get some traction for a class action law suit against the State with some other landlords.

I’m currently investing in C class areas.

@Remington Lyman yeah I started looking at C class in the suburbs outside of Columbus and had a visit planned and had to cancel when pandemic hit.
