Right off the bat I know concrete will be more expensive but will require less maintenance and Asphalt will be cheaper and may help melt snow in winter but require resealing every couple of years.

@David Koopman  correct primary resiMark I suspect if you let your lender know you were borrowing the down payment they would not make the loan.. and if you do not disclose that .. its loan fraud.. only way to have zero of your own money in a rental is to pay cash then wait a bit and do a rate and term refi.... which is how we used to do these pre 08 melt down.. then the lenders took that product away for a few years and now its back and becasuse its back the BRRR method to many seems like its a new found strategy when in fact it is not.

Since it was a slab foundation, my biggest concern was that the plumbing would be melted under the slab, since that's pretty much al that was left except the brick and the roof.

If i was buying to hold and rent .. the thing is , here in Fl we have sinkholes .. there might be one under me right now , i mean we are under sea level for the most part .. in all the years i have lived here 20 + i have only heard of one man dying from a sink hole that opend up while he was in bed in Orlando .. it swallowed his whole room up and was so deep that they never found him .. his brother tried jumping in and didnt get far before he was pulled out .. .Im not saying it cant happen again but fixed correctly it could them be standing for the next 150 yrs .. or the whole earth could warm up enough to melt a few big glaciers and all of fla could be under water .. i hope you make the right decision based on your needs ..
