Can my wife lease her property to me?

My wife just purchased our first home. we plan on living in a guest suite and renting out the main house short term. 

My question is, is it possible for me to lease the property from her and I sublet it out? 

We live in CA and the property is completely in her name. 

We are trying to get around not negatively affecting her DTI so we can apply for more loans for more properties.

I borrowed $1.5 million to buy 10 houses in 5 years while unemployed using only rental Income. My pre-depreciation DTI was probably 80-90%. (Post depreciation it was waaaay over 100%) It was a non-issue with 20% down. This was 2009-2014 when it was "much harder" to get investment loans.

File your taxes and keep moving forward. Stay on the sunny side of the law and the irs.
