Grading slopes toward the house, all plumbing is glued together, breaker box has double tapped wires, drywall is shotty, septic didn't perk but he put one in anyway, etc...My question is this:  With a home like this that could sell quickly once I make a few more repairs, would it be better to sell it outright or hang onto it for a long term rental?  

I'm only planning to use it for mls access at the moment, and I'm wondering if it's difficult to find a broker who will allow you to "hang your license" with them if you do not bring in other business.

The delayed move-in gives us a few more days to wrap things up, including hang blinds and change outlets and switches.  

Did you end up getting out of the big "pretty house" to invest in more smaller ones or hang on to it?

Sellers aren't as motivated on the phone, it's easier for them to say no and hang up, and they don't feel as confident in you as buying their house/fixing their problem.

When I was able to finally track him down through one of his references (he answered his phone by mistake) I learned he had signed a lease with another property and had no intention of letting me know this, leaving me hanging in the air over this issue.Gail

From what I see online, there seems to be a lot of low hanging fruit in those 2 states.

hi from austin tx. so been hanging around here trying to figure out how i wanted to get started. well figured it out. i am selling my house, cashing it out, because i do not want to use it as a rental. bought another house that i will hack then turn it into a rental in a cpl years but in the mean time i am looking at additional properties in areas outside of austin even out of state.my goal is 10 properties before i retire, from my current job, in 6 years. i am looking especially in rural areas.
