Home had new AC, decent roof and large home and lot - besides that we had to gut a lot and throw down some wall How did you find this deal and how did you negotiate it?

Now, I have my eyes on buying a home that is similar to the one I have, but I just don't have the guts to do it!

I don't live on IRR or even GRM, I live on T12/IE report, Mortgage terms ....Area reports and instincts which have never failed me. 

My instincts say go for mixed use with a couple of stores on the bottom and apartments above.

General Plan:1) Close on home.2) Request to close previous open total demolition permit and plumbing permit.3) File for an Emergency Repair permit and new demolition permit under our name.4) Get inspections done for framing, MEP, etc as required.5) Perform repairsNotes on the home:This is an extensive gut rehab.

Best job in the world.You need to get your hands in the guts of the business as soon as you can and soak up as much knowledge as possible like a sponge from anyone in the business who doesn't suck. 

I was planning on gutting the bathroom and doing a complete remodel.  

I've been underwriting an old warehouse (built 1940) that needs a complete renovation/gut (reno cost would surpass building purchase price). 

But if you want to gut check anything or ideas on what you should be asking, I'm happy to connect.I'll say it's incredibly difficult to REALLY vet someone.
