City of Austin, TX permitting process - Looking for Advice
My brother and I are closing on a home under COA jurisdiction that will require permitting. Are there any requirements, loopholes, or pitfalls that we should expect? Are there any specifications on dumpster sizes, work hours, safety equipment, etc.? We plan to act as the GC for permit coordination, but mechanical, electrical, and plumbing contractors will file their permits individually under our GC status. Will we need liability insurance acting as the GC? Do we need to submit plans with permits for repairs and flips?
General Plan:
1) Close on home.
2) Request to close previous open total demolition permit and plumbing permit.
3) File for an Emergency Repair permit and new demolition permit under our name.
4) Get inspections done for framing, MEP, etc as required.
5) Perform repairs
Notes on the home:
This is an extensive gut rehab. Fire has damaged 1 exterior wall and approx 1/2 of the roof trusses and roof. The structural appears to be solid, and all wall framing is in good condition. We will need to perform all new MEP work in addition to updating the finishes. The footprint and layout of the home will not change per the requirements of an Emergency Repair permit.
