Let them know pets are welcome but the additional cost of ware and tear needs to be addressed.Include all pet requirements in the lease, rabies shots, licenced, no barking, poop and scoop etc. and set the rents $50 - $100 over market.

Driving to the house in a 100K car and bark orders to a repairman would be a mistake, in my opinion.

If those comps do not offer you the type of returns you are looking for with the type of strategy and financing you are planning on using, then you are barking up the wrong tree with this property and market.

Commissions resources and their investigators work on a very limited budget and only want to allocate time to the most serious cases. It's kind of like with police in that if you call saying the neighbors dog's is barking too much versus them getting a robbery call they could care less about the dog call.Sellers use brokers and agents to weed through buyers to find the ones the seller is searching for.

This is not a good tree for you to be barking up.Non-family non-occ coborrower + FHA + 3.5% down + 2-4 units = not a thing.

Here are the issues:- Dogs left outside, barking 24/7; police have been called at least 20 times; 4 neighbors getting ready to file a lawsuit- Started paying rent late, now 2 months in a row; never emailed or called us to inform of late payment- Not maintaining yards front or back; lawns are dead, weeds everywhere, trees overgrown- Parking "toys" outside and on the street (boats, SUVs, trucks, cars, golf carts, etc)- Leaving furniture and garbage everywhere outside (on the front patio, side yard, front yard -- everywhere!)
