Pets! Pets! Everywhere-- Except on the lease...
Hello Everyone. I'm just wondering how people may have handled a similar situation. Next week we close on some multifamily units, and everything is going fairly well. Except, it seems that most of our (soon to be) tenants have acquired pets; without the acting property management enforcing their leases that clearly say "no pets". I'm not against pets, though these units are not ideally set up for pets-- In fact I will be trying to make them more pet friendly by fencing in private patios... However, I am wondering what actions I might take during the signing of new rental agreements (All tenants are on month to month) to address the issue? Pet Rent since they don't already have deposits? Rabies Certifications? It annoys me that they are breaking their current agreements-- but I'm not ready to lose tenants over it, especially considering many of them have been there for years. I mainly want them to realize it's not going unnoticed, and start financially off setting some of the wear and tear the animals have created that were noted during inspections. Thanks in advance for any suggestions.
