We both know everything can be pot over tea kettle in the next 3 months, nobody can say what things will be then, so I can lie to you, make up some story of what things will be, make some offer and call it good for 3 months, and when you call back in 3 months because let's face it, you will, I get what your trying to do but it's not gonna work, this place won't sell on the market.

Donut shop is usually a specific immigrant's family business tradition, that's why it's so niche and hard to enter, similar to Milk Tea shop or Taqueria.But I'm wondering rather than investing in endless multifamily syndication, why I can't just invest to a milk tea shop in front of my home LOL maybe in the future there would be more opportunities to have this gap to be recognized.
