I had a property manager that ended up being a crook/scammer (cost me about $10k), I had a tenant that I had screened well abandon a unit (arrested for felony), another tenant abandon a unit and has bounced rent checks (attempting to collect, owes $5k), and another tenant suddenly had to vacate due to health problems.

I tried to offer him money but he knows that if he sticks around it would be at least 5 free months of free rents.What Im curious is if I do the steps above would the cops arrested right away after he called the cops or does he have to sue me to get me arrested?

I thought lack of utilities would help.Here once the Sheriff serves the Writ they have 24 hours to vacate, if they don't leave or are found back on the property again they will be arrested for trespassing.
