I am just wrapping up rehab on the project & need to take some cash out on this property for another project.I am trying to decide between Oracle Loans and Temple View Capital OR any private lender with quick turnaround & closing (2/ 3 business days tops!)

Just got off the phone with a Hard Money Lender (BridgeWell Capital), and they told me it usually takes them a couple business days to get their inspector out there.

So even after the writ of possession, I need to wait 5 business days for the Sheriff’s Office to give the go-ahead?

Yet it was only supposed to be 5-7 business days) I called this morning while at work and was told they didn’t have that information for me - luckily I have a receipt (they usually don’t give them but I asked for some sort of verification and secretary wrote a quick “receipt” on a post it. ) I am aware that in order to really prove anything I need The blue prints , at this point all i have are My original zoning plans , which gives the dimensions.

Takes 5 business days to move from them to you. 

The asset manager may take another 7 business days to sign it. 

By law they have ten business days to respond to your request.

Have your agent write the offer with a request that the seller respond within 1 business day or the offer is void.
