What's your method of collecting rent? 

Do you know about any free online portals?

Does anyone use venmo/paypal/cashapp/zelle? If so are there any fees when collect over a certain limit?

@Luis Valdez  I have tenants that pay by Cozy and Zelle, but if you're looking for "online portals" Cozy is the way to go.  It's free and geared towards landlords/rent collection.  With other platforms (Zelle, Venmo, etc) you can run into payment limits, or certain banks that they don't work with.  And sites like erentpayment charge for their service, whereas Cozy is free.  Not to mention the previous issues other users have had with erentpayment: https://www.biggerpockets.com/forums/52/topics/499696-beware-of-fraud-by-erentpaymentcom.
