The promoters suggested that after closing, more deals would come my way, but it's been a month and still have yet to hear anything, so I can only guess that the deals are going to more "favored" clients, maybe cash buyers or volume buyers or old college buddies, I don't know.A note on financing in case anyone is interested - I financed with aimloan.com as an investor with 20% down.

I'd say start by reading all the forums and look to areas that seem to be in areas that you will likely specialize in, but read some of all the forums.You should be able to spot good contributors, understand too that most everyone here is promoting themselves in one way or another, it's a networking site to facilitate business.

At cost just means if the house burns down they won't pay for the rebuild they will just pay out on the building.
