If I only took into account the cash flow a property generates I would be missing HUGE income elements of owning investment properties.If I spent $100,000 to purchase a home then there's no way I could scale personally.Now, the author does address this 2nd point.

There're several other firms offering packaged legal and tax services.The most common approach is to hire two separate professionals: 1) a local attorney for asset protection  2) a real estate accountant who does not have to be local.

We'd be able to afford the higher payments so that isnt the biggest concern, and I think it would work that the principal elements would just go back into the HELOC as available funds.
