I get what your saying @Ryan Dossey I was thinking it would be more beneficial to me to get my real estate license first, but depending on my situation it may lead me to get my license a little bit after I get started

Are the laws on the books more beneficial to tenant or landlord?

I know that the process of crunching numbers on that many properties before I bought my duplex was really beneficial and made me feel a lot more comfortable in making offers.

Has anyone had luck getting a mutual cancellation or other means?

Since this ultimately is my goal would it be beneficial, in your mind, to get a couple duplexes and quadplexes under my belt before going big or should I just go all in? 

I am essentially at the same point as you and think it might be beneficial to stay in touch as we both begin getting our feet wet.
