Unbelievable to have this mindset and desire at such a young age, I wish I could've said the same.I agree with Bruce, you will be fighting an uphill battle but that's not the worst position to be in when the stakes are most likely very low.

I am very conservative with purchase considerations and I feel that this would be a very low risk investment for a lender since there is no remodeling and the house will appraise for far above the price that I will pay for it.  

So, essentially through the lender I had lined up, they would cover literally 100% of the costs of EVERYTHING, but it was a cheap house with low renovation costs, so the interest payments were not going to be any larger than a typical mortgage payment around here.

That includes landscaping too. 50$/month is pretty low if you have to get a company to do it but I’d just deal with it myself. 

Getting into more events is the best way to build a local network and gain a lot of knowledge for low costs. 

Was never 100 percent sure if you could or not, but can you theoretically house hack a commercial property (such as an apartment building) in order to get the low down payment? 

If you have good credit and the asset fits a nice little box for the lender then you can get in the game.

I usually see the house is bid up to 90%+ of its market value or it goes for a ridiculously low amount.
