House Hacking Commercial Properties

Was never 100 percent sure if you could or not, but can you theoretically house hack a commercial property (such as an apartment building) in order to get the low down payment?

The power in house hacking comes from two main things:

- Reducing your housing expense

- Primary residence financing 

The first one, sure I guess you could do that in some kind of commercial space. The second one however, you cannot.
