One is almost fully updated with a new kitchen, new flooring and paint throughout, and the bathroom has a new vanity and fixtures.

Daria- Yes, each tenant understands that they will be sharing common areas (hallways, bath, stairs, kitchen) with strangers.  

With repairs (I put 15k into my own home, wife wanted a better kitchen) I have spent about 50k total.

What you was doing to refinish kitchen and bathroom cabinets?

I am hoping on our next deal they will come down on interest a bit.Ok, so here's what the house looked like before we bought it:So far, we have painted the exterior, all new vinyl windows, new exterior doors, new garage door and opener, installing French drains and a sump pump due to there being a bad ground water issue in the crawl space last spring, new roof, opened up the kitchen, put in a french door, replaced all the wood flooring, tiled in bathrooms, framed in laundry and mechanical, shelves in the pantry, all new interior paint, heated flooring in master bath, can lighting.

Have a tight budget for a condo in a 55+, needs a cosmetic re-do (Floors, paint, kitchen, bathroom vanity, fixtures).Referrals Appreciated.

I know that I will have to either credit the tenants the rent for the days while the building is being tented or put them up at an-extended stay type motel that has a kitchen/kitchenette in the rooms.

Thankfully the kitchen has brand new cabinets and everything appears to be fine in there.

Needs carpet and some sheetrock repair around the kitchen pantry shelves. or, You can sell this as a lease purchase or your own owner financing and require your tenant to put down a large downpayment and also have them fix the property themselves doing a Work for Equity Program.
