Ya know, if there was an Agent out there who say specializes in investment properties, and had predicted that when there was a roar of a "crash" impending, holly-cow that would be one smart guy wouldn't he....... 

I have tenants who've been on Covid-rent vacation for over a year- they see the impending end of their rent vacation coming, and I see them applying to my other apartments in the area.

And same for construction and renovation costs.That being said, this article talks about the impending debt maturities, but I am also aware of many groups that are raising pref equity/rescue capital funds to step in and help those marginal groups with decent assets buy down debt to extend/refi, inject capital for interest rate cap replacements, etc.
