Subto Newbie looking for answers on an impending foreclosure

I’m a real estate agent and have been approached by a neighbor who is in the very last stage of foreclosure (within the month). We are meeting with them tomorrow to discuss and view their home. At this point we couldn’t even get it listed and sold before foreclosure. 

My husband and I have been learning about subto and want to act on this opportunity. Any advice or insights are greatly appreciated.

as an agent you can contact the bank with the owners permission and many times you can get the sale postponed to get time to market and close the deal..  give that a try.
