You could absolutely become an agent and use that to your advantage to become an investor, you eliminate the middle man essentially, but you do have to have a broker to hang your license and that means fees.

There are lines of credit out there that essentially provide easier access to short term financing, but the up front commitment fee the broker quoted you is way high.

So essentially, it doesn't make a difference (as long as it's not a short sale) except for the fact that it's good to know the liens on the property that aren't mortgage and good to know the mortgage to make sure they get what they need out of the deal.P.S.

@Nicolas Biangel Hi Nicolas, on the blanket loans that I've financed (which are essentially cross collateralized assets on one note) each property is assigned a loan value and if an investor wants to sell/refinance a property out of the blanket, there is a typically a release cost associated with it.
