Refinance of a Portfolio Loan
A novice here, so please forgive in advance if the question has a simple answer. Thinking of using a portfolio loan to purchase 3 properties (the owner is selling them in a packaged price, so it'll be one loan for 3 properties ). The properties appear to be BRRRR-able. If one of the properties is ready to refinance before the others, how would I refinance it?

In the scenario you provided, I doubt you would find the financing except for a local bank and then you may have a problem getting one or two of the properties out of the portfolio because it would make the portfolio too small.
Get the properties from the seller using separate loans for each property and save yourself some headache down the line.
