The best bet is to try and find a property that doesn't have anything structurally wrong with it, but is still undervalued because it is cosmetically outdated and you can get it for less than ARV (after repair value).

Hi Dan,I'm not sure what the best option is, but this may help narrow down your options...financing a fixer-upper using a VA loan (or any conventional financing) will pretty much limit you to properties that only need cosmetic improvements.

I don't agree with cosmetic repair requests and they drive me crazy, these are reasonable requests and if you plan on splitting the difference with the seller, I would be firm and then walk.
