Multiple mobile/manufactured homes/one lot
Hello all,
Novice here (no properties owned yet). I have been doing a lot of reading/listening/watching on this site and others. I have found a property somewhat in my area that presents, what I perceive to be, somewhat of an odd opportunity. It is a 1.2acre plot of land (long and rectangular) that currently has 1 mobile home on it. 2bd/1bath 728sqft. well water and septic. $95k list price. The listing states the owner will keep the home there or remove it, whichever the buyer wants. (uh keep it there duh! its very livable! minor cosmetics is all it appears to need)
The opportunity that I am seeing though, is how big this lot is and outside of city limits. The entire surrounding area is all mobile homes on these large, rectangular lots. The current mobile home is offset to one side of the property and very close to the road at the front of the property. From frequent use I suppose, a dirt road has been created (from what I can see from map view) along the opposite side of the lot from the house running the entire length of the property. 1.2acres/3=0.4 acres per property if I do my math correctly......I could buy this property with mobile home currently on it then put 2 more mobile homes on it spread across the length of the lot.
My question is this, is this legal? What laws would I look up to even start researching this? I've tried searching for answers on this site but cannot seem to find anything where someone has asked a question like this before. Could I put 2 additional homes on the property (without subdividing the land) and rent them out legally as one lot of land? Or would I have to go to the county and file to get it subdivided into 3 separate lots with that "dirt road" as a common eavesment to access all three of them, file new deeds and plats (or something with the county) then get permits for the mobile homes to go on those 2 "new" plots of land?
I'm in Florida if that makes a difference and its not an HOA or anything like that. Straight rural area outside of city limits.
