I have gotten a 3% deal once but it required me buying a foreclosure on the courthouse steps and then getting lucky on the rehab and then lucky again finding a tenant in housing with the highest voucher I have ever scene in my area. 

I'm driving down the road watching some construction, and I think about what's going on behind the scenes.

Worst was old red stain splotches & the new carpet guys wouldn't tear it out claiming it was a crime scene hazard.

The home is appealing on the inside with several spaces to live and or lounge (extra living room, extra upstairs bar/lounge, extra reading space.)

Initially budgeted $10k for property and $10k for repairs/improvements... spent about $23k due to having to purchase AC unit, added bars to all windows, and escrow amount for closing costs.
