After months of poor communication and performance on their end, I finally got final approval to close on Friday, July 19th.

This is a lower middle class but mostly tidy neighborhood, late 80's construction.I'm aiming for modern but inexpensive finishings as we are on a fairly tight budget (most of it is going to AC/roof etc).

But this is a 2000 sqft house built in 40's probably, and comparable analysis shows that this is a fair price.Which price is the fair price?
