Ok well good luck to your endeavors and after a year of searching you will probably say you still haven't bought anything.If instead you say that you are looking at around an 8 cap and then with negotiation we can push to an 8.5 cap then that is in the realm of possibility of happening.

In my hunting and fishing endeavors you country is quite diverse .

So, my pitch would be that I can get you through this transformation from Seattle single-family to your Tampa/Orlando multi-family properties in a total of 2-3 months, instead of definitely 8+ months for selling 1-by-1, and bypass paying commissions.

Anyway, my goal is to create my own real estate business within New Jersey's Passaic, Essex and Union counties (I've yet to select a primary county), with a focus first in wholesaling and then moving to buying & holding small multifamily properties to start.Being this is such a huge new endeavor for me there are some doubts.
