So when we buy an REO from a bank, that's going to meet the tests of the FMV, when we meet some guy who agrees to seel the property to the first guy with some money in hand, that's not a sale at market value.

We keep waiting for the next "wave" of them to come on the market but so far it's been 1 here, 1 there so the choices have been pretty slim the last few months.One thing my realtor mentioned is she expects a considerable slow down in those buying homes due to the $8k tax credit ending a couple days ago.

You can take your classes and pass the test at anytime but if its like here in Tennessee you will have 6 months to hang your license with a broker.
