Also, I “stress test” each deal to make sure that the mortgage can still be paid and we don’t lose money on the deal even if current interest rates increase by 100-200 basis points (1-2%).

I'm pretty stressed out and I don't know what to do.... do I keep waiting for the payment or do I begin eviction?

Again, loans are often needed to buy properties, so having a W-2 will only help you grow faster and be able to get out of the job sooner, while also not struggling and stressing each month.

I am a very strong person of character and I always keep control of my emotions, but the stress of not knowing how and where to start, they have sent me to places that I did not know about myself, and sometimes it only takes the right people with a good heart and the right place to start a new chapter in your life, thank you.

Yeah lol you're on the right track then trust me, haha just don't stress time and patience are key right now for you.

Fellow BiggerPockets Friends, This post is not a question for help or advice needed. its to share a great experience i recently had after struggling and stressing about the rehabs I've worked with and i am sure and hope that fellow rehabbers and contractors will find this helpful as well. after completing a couple of rehab projects in which most were delayed or were stressful enough and even the once that i had hired a contractor to do, i was introduced to THEROOMSTOCK.COM . doing a rehab we try to budget each dollar to get the most of our money's invested so we eliminate certain expenses that we can try to do on our own like a home designer and general contractors some times. however, on my recent project i figured i will give this a shot and my experience was beyond expectations. i actually used 1 of the designs for the bathrooms and took some other ideas for the kitchen and flooring, the order arrived in less than 2 weeks in perfect shape, professionally and reliable. the even greater part about this is, that i got the options to purchase the tools that is needed for installation as well, like, i got a list of the material i will need for the installation. i know prices and it was super compatible to the local stores. i think this is a genius idea and we all can benefit from this. i hope this helps. 

But here’s what I do: drive for dollars and cold calling, (gonna start doing door knocks) I’m doing property on market (MLS) it is less stressful and u just set the type of property you want and when one hit the market you get a Notification.
