Getting through the inspection period!
Deep breath and a sigh. We're finally through our inspection period on this one! We originally went under contract the Monday after our first weekend on market $100K over asking and asking was $50K over the original ARV. We had a back up buyer under contract as well at the same price just not as good of terms.
The house is beautiful and we felt very confident about the quality of the house on every level except the sewer 🥴 We had that conversation with our buyer and agreed to a sewer inspection and agreed we would make sure this was good too.
Well, the sewer failed with a blockage and we were unable to confirm the rest of the line. Within 24hrs our partner was meeting the sewer guy at the house and got everything cleared. The problem was the inspector thought they saw a broken line on the camera… if you haven’t had a sewer issue with a house it’s pretty much a $15k repair if not more 😳🤯
While we were sorting out the sewer repairs our buyer had a standard inspection for their information only. Well that “info only” inspection and the sewer issues gave our buyer an idea that they could ask for $50k plus In discounts and credits or they would terminate! 😳 Having a back up buyer already under contract we took option B and terminated.
Buyer #2 was happy to step in and take over the contract. Wednesday night they deposit earnest money and schedule an inspection. We disclose the sewer issues being worked through and reassure that our plan is to make sure it’s working properly. Buyer #2 gives us a text the next day (Friday) that they can’t handle this right now and need to just walk away… 🤔🙄
Oh **** we have to go back on the market! Not overly concerned since we had almost 100 groups through the 4 days we were on the market. But still! Back on the market…
Go back live Friday, people who previously viewed it but couldn’t get an offer in before we went pending last time immediately call and ask all the excited questions. 24hrs back on the market and 💥 boom we have an offer!
We had been out of town during this whole crazy process and having just gotten home that Thursday, in the midst of the second buyer fiasco. They figured out the sewer issues were really the city’s issues to deal with! 🕺🏻🕺🏻. It’s still costs us a little over $1500 to get it a straightened out and we now had a great functioning line we felt good about.
Mean while buyer #1 was not happy we didn’t play their game and let them terminate over very crazy demands from their inspection report. We never saw the report and we’re very leary as it felt like a game the minute we went under contract. We had to tell that buyers agent to control there client and quit harassing us.
Buyer #3! The excited couple who didn’t get to write an offer in time the first go round came in with a super strong offer $125k over asking 😳💥 holy crap we just went pending higher than the original contract! Deep breath, 3 day inspection period, it’s not over until it actually closes.
Their inspector loves the house and the quality. Calls out a couple small things we are happy to replace and boom! Inspection period is over and we are on our way to closing this awesome flip $125k over asking, $175k over the original ARV and just over 4 months from start to finish.

Rehab around $135k
Contract price $900k
Not a simple flip with no stress or hiccups, but partners are happy, contractors got paid, and the neighborhood is ecstatic to have the house cleaned up and raising their values. No longer the ******** on the block.
