$8500 worth of work has been completed, removing carpet in upper bathroom and bedroom, painting all walls in the lower unit and removing all the carpet.

(the son was big into breaking old furniture and stuff with a hammer) Now breaking down what I've done/plan to do:Smoke smell- I've had to put in some serious work getting the smell out -scrubbing walls and floors with TSP and running ozone relentlessly.

Lower unit: new floors, texture and paint walls, new light and plumbing fixtures, new doorsUpper unit: making a larger kitchen with an open concept living dining and kitchen, new floors, rock, tape and paint throughout, new trim and doors, new cabinets and new bathroom New windows and siding, 12x12 decorative concrete patio for each unit, new concrete floor in garage, new driveway, removing elec baseboard heat and putting naturally gas forced air in both units.

Due to the unique layout of the home, and the fact that it has two principal doors on either side, I decided to convert the garage and wall off part of the family room in order to create an "in-law" suite with full/partial amenities (kitchenette, bathroom, etc) that could be rented out.My grandmother has given her blessing for the project and I'm hoping to pocket some rental income from this, but the obvious question remains: once I do the ReFi and mortgage the home, I would be taking monthly losses as my rental income wouldn't be enough to cover the mortgage.

"Looking at the possibility of using cinder block for small flex/industrial developments"Only know residential stuff built with cinder blocks, but get with a structural guy to understand:1) Is CMU (cinder block) cheaper for your design2) Moisture invasion - In apartments you build an outside wall of CMU and then cover it with frame/sheetrock, you'll get lots of condensation and, god forbid, mold.3) Structural integrity - I really don't know since I think earlier stacked CMU wasn't as strong as tilt-wall, but don't know.
