Are first flip house

Investment Info:

Single-family residence fix & flip investment in Louisville.

Purchase price: $94,000
Cash invested: $20,000
Sale price: $200,000

First flip went well

What made you interested in investing in this type of deal?

This deal was just full of junk and pourly laid out. We removed a couple of walls for an open concept and add an island. Thats pretty much it besides painting the whole house and putting in LVT through the whole house.

How did you find this deal and how did you negotiate it?

We found this deal through a wholesaler and negotiate it down do to rehab cost.

How did you finance this deal?

We did a rehab loan with 20% down that only took us about 4 months

What was the outcome?

the outcome is we are going to make 50K after everything is paid including taxes and all

Lessons learned? Challenges?

Contractors are the biggest challenges for me. Keeping them on time and on path.
