@Nicholas Norris If you plan on getting your RE license, you still need to find a broker to take you on and let you stay active as a part time or full time agent.

I wish I'd discovered my passion for RE at 19 instead of 20 years later than that, lol.But here are some problems with your idea. 

I became extremely interested in REI from my wife's aunt and uncle who also live in the COS area and have been investing in RE for many years,  and have done very well for themselves.

I would suggest building your RE team and getting some really good agents who are hungry and knowledgeable to help you.

If you want to be highly successful in RE your goal shouldn't be to pay market value.

In CA your primary’s mortgage interest and real estate tax benefits will be materially reduced beginning this year by the new RE/SALT limits.
