Account Closed do not take this the wrong way but you are saying you do not want to invest the time to develop a mutually beneficial relationship with a real estate agent.

But when we network on sites like BP, we're just falling into symbiotic relationships, essentially using each other as tools for mutual benefit (i.e., lenders and buyers and sellers all coming together to do business in good faith), and that's great for what it is. 

If on the other hand you are without direction what ever you choose may end up being beneficial or useless, only time will tell.I personally only have a high school education.

Although, depending on your interest rate, it may very well be beneficial to refinance, pay any of those fees, and get a much lower interest rate to hopefully be cash-flow positive on the property.

I am also interested in investing out of state however I feel it would be beneficial to get my feet wet in an are that is near me first.

You have to find sellers where this strategy would make sense and then you have to convince them that this is something beneficial to them.
