I am looking for 4 plexes which are incredibly difficult to find that work but you may want to look also.

By using this method, as investors we are enabling a problem that could become much worse if this practice is widely used.

If they do that they leave a sign on the property with a number for the owner to call to gain access.This is basically done if the door is wide open and the owner has moved out prior to the auction.

But almost every single person there had ZERO investing experience, very little money and are looking to better themselves and their station in life.I could see the wide eyes and the nearly salivating mouths from some of these people at the prospect of what this dude was selling.

As others have stated, people with windfall income can burn through it in an incredibly short period of time.

Eyes wide open!

Dating back to my very first flip I have found that I ALWAYS tend to do more deals during the holidays... it seems that early on in my investing I stumbled onto the discovery that most investors take the holidays OFF leaving the market wide open for the picking...During the month of December I contracted more deals than in a 2 week time frame than I had done in the last 3-4 months and we had a good year, honestly!
