I have heard on BP podcasts about successful investors using impressive offer books to submit an offer to buy a property.

I worked with Dave Setti at Tunkey Mortgage Solutions (Campbell) recently and was quite impressed.  

I was encouraged by the amount of infrastructure investment that I saw (new medians, sidewalk updates, resident interviews) and the overall impression I got from TPD reps was that crime was holding steady or creeping downward.I am currently concentrating on small multifamily properties that have some kind of manageable upside.

Professionals with decades of experience and very impressive track records do all the heavy lifting for you.

@Tim Walsh I'm sure your timing on your agent gig made an excellent impression, so kudos on the strides back to the RE world.

Did you gain financing or give the impression during the acquisition that you would be the only person living there? 

I recently listened to Show3 (again) and what impressed upon me the most this time around: focus more on raising capital.

This morning I went to look at the property whose numbers I liked best out of the one's I was evaluating and wasn't impressed with what I saw.
