It's all a matter of putting one foot in front of the other.

That's the short and sweet of the situation.Also I am thinking about getting my real estate license and using it to get my foot in the door and to start my own business as well.

The only thing I noticed is that the 3/2 house that you are pricing out at $200K is 1,350 square feet ($148/SqFt); and the homes that you're saying sold for $280K are 2,000 SqFt ($140/SqFt).Often times smaller homes do have a higher price per square foot, so your analysis may be spot on.

If you do have the bugs and go ahead with treatment, then you bring back the dog afterwards, and make sure the bugs are gone.Realistically, unless you have such a certificate, you can't really prove that the bugs were not there when the tenants moved in and so, for all intents and purposes, you are stuck dealing with it and footing the bill (unless the tenants volunteer to split).  

Still compared to New York City and the 2500 to 10000 a square foot they charge - Vegas is still a bargain.  

But I am looking in the north Jackson Mississippi area now because I live here, and rental rates are about $1 sq foot on single family houses.

But, do this I need to get my foot in the door.

I got my foot in the door of real estate as an appraiser back in 2004 and became licensed in 2012.  

So I've recently found a 3 bedroom 2 bathroom 2000sq foot house for $15,000 in a good rental market.

As someone who is looking to get small passive gains and just dip my foot in, it doesnt seem like a bad option though.Would love to hear concerns, feedback or things i may be not thinking about.
