Andre, good luck in your investing endeavors, and I can help with a few of your questions.As far as the 2% rule the only time I ever came close to that was on a section 8 property that I bought at an auction.

This is a long term buy and hold plan to diversify further and help set up "early retirement" and enable us to focus more on entrepreneurial endeavors and less on my "day job".  

Especially since it is a temporary endeavor at first.As for the mobile home idea, I'm not sure about the zoning ordinance of the subject lot but as long as the use is permitted, it sounds like a creative idea - as long as you can quickly clear the mobile home/tenant out at your option (to pursue your long term objective).However, if your intended uses require a "use variance", you might discover that it might not be worth the trouble especially for a short term endeavor. 

This makes me even more excited about these newest endeavors.
