They just mess with the electric meter and put that stupid "lock" on it.When we do initial inspections I just put the meter back on in the proper position and that takes care of that.Pressure test are very simple to do to check the plumbing.

Hello everyone,I am a new investor in so cal looking to lock down my first deal.

The house was on the way and I needed to get the keys from the former owner and drop off a lock box so my contractor could get in there on Saturday morning.

The tenants were just as shocked as I was and I will be changing locks ASAP.

We are one of the most densely populated areas but with all this grid lock it still takes you about an hour to get around....smh.

Case and point, your numbers work at $40k so lock it up and don't chase the few extra bucks.

That way your money is not locked in the property.
