With that said, I have claimed the solar ITC myself on my personal homes and also I have been working in the solar industry in various roles for about 15 years.

However, I don't want to make the emergency contact come out to the house to grant access for small repairs or maintenance items when her only role in being there would be to open the door.My initial thought was to install a smart lock box in a discrete location where I would be able to give out one time codes (so code would no longer work after job was complete), but I'm not sure the tenants would like the fact that there were keys to their house in a lockbox outside.

The whole letting owner see extra thing is a role permission.

I finally got the 2nd half of our duplex up for rent and we have a prospective tenant husband/wife. 
On paper, everything is great. Great credit score, income, professionals, etc. They were really positive...

That's one of the roles of the 203k Consultant. 

Market roles are real estate agent, construction company, property management company and financial adviser.
