I would say it would be about ten-100 yard dumpsters worth of material per house and the property does not have asbestos.

I also showed him photos of the toe kick area where he supposedly went out and got new materials but the ‘custom’ toe kick is only in one area – this is because they used materials I provided (we had a damaged cabinet) where they just cut it to size and put in place.

You can also expect the buyer to sue you for specific performance (court order to complete the sale) along with any damages like alternative housing, storage of his household goods, additional moving costs, etc.Unless there's something you're not telling us, it sounds like the broker did his job and got you an offer you accepted.

I agree with you that investors buying sight unseen might seem risky, but you just need to work with someone that is going to provide you with good material that is going to help you make an educated decision.

Alternative to that would be truly self-directed Solo 401k plan, which is exempt from this tax on leveraged real estate.
