Seller back out of contract
I Recently had a broker contact me to sell my property.
I agreed, signed the contract. When reviewing the Hud closing statement, I have a $22,000. Brokers fee. I called the broker and asked why? They said you agreed on this but it was never discussed or agreed. On brokers fee it says broker agree to pay other broker 4%. My concern and question is I'm the seller I'm not broker.
The broker called me I didn't hire him.
Please let me know my option to back out if possible.

It sounds like the sales commission paid to both the seller and buyer side realty firms for the sale of your home. You would have signed several agreements before the closing table - like the listing agreement and the Purchase Contract. You would have received a Closing Statement (sometimes referred to as the HUD) 3 days or more before closing for your review and the closing agent at the title company would have reviewed the statement with you at closing - line by line. If this did not happen, each State Government has a regulatory body that oversees realty firms, realtors, brokers, and title agencies. They have complaint protocols that allow you to file against those parties. I recommend gathering every document you received during the transaction to see if the fees were disclosed to you. If not, file a complaint with the state boards (usually under Department of Business and Professional Regulation) and consult with an attorney as well. The numerous disclosures are in place to give the parties ample opportunity to pursue remedies prior to closing.
