In the end we are better off with tenants that we screened and placed.the other was less dramatic, but same outcome, ultimately we have turned tenants over and remodeled the units.

Hello Biggerpockets family,Remodeling a big house we purchased to flip, after rapier value (ARV) is around 500K.The house is 3,311 sq/feet and 4-3-2.Our first plan was to flip it, however listening a lot about Brrrr strategy I started thinking if brrrr method works with this house or not.

I was just glad he vacated, and since it was commercial retail, happy that the next tenant was needing to do a remodel anyways which allowed me to not go out of pocket on some repairs.
