Brrrr or Flip strategy

Hello Biggerpockets family,

Remodeling a big house we purchased to flip, after rapier value (ARV) is around 500K.

The house is 3,311 sq/feet and 4-3-2.

Our first plan was to flip it, however listening a lot about Brrrr strategy I started thinking if brrrr method works with this house or not.

What do you think, which method would be better for a big single family house like we have.
