Another option would be to just put them on a month-to-month lease starting in July, that way if there are ever issues you just have to give them 30 days notice (or whatever your local/state laws require) before they must leave.

Fannie Mae & Freddie Mac don't like land and if your wife's hobby turns into income, keep that separate, you will run into trouble with them as well if it's an income producing property.
