I believed if you set up a Corp, then talk with your local authorities for about turning into multifamily dwelling or in California we call it ( Multifamily-Residential Unified Dwelling ). but it is defiantly, possible i would just get a lawyer to look into it, but is possible

The best thing about requesting references on this website rather then faxing or calling the previous landlord for references is that all the references that are submitted on the website get stored on the website and other (authorized) landlords will be able to view the references.

I am also about 100% certain that it zoned commercially but as far as what the use plan may be it might be best for my first call to go to zoning and then to maybe the sewer authority to find out distance and if easements are needed.

Report anything you know about them to the Licensing Authorities in the State you were attempting to do the deal in, as well as any that they advertised as being able to do deals in.
